Important: This article is for Integrated Property Managers (IPMs).

When an integration is decommissioned, the connection between the property management software (PMS) and Vrbo is terminated. This means the PMS can no longer be used with the Vrbo platform. 

Following a decommissioning: 

  • Any changes you make in the property management software will not feed to Vrbo.
  • Listing content will remain, but you must update it through the Vrbo dashboard going forward.
  • All rates, availability, and policies will stop feeding to Vrbo, which will cause the listings on the account to no longer be live and bookable on Vrbo.   
  • For listings with a Pay Per Booking plan: For bookings made while the account was integrated, we will charge the commission on the first of the month after the check-out date to the card on file. 
  • For listings with a Pay Per Subscription plan: These listings will continue to have this plan (if it isn’t expired at the time of decommission).


Your actions for existing bookings

To keep your listings live on Vrbo after decommissioning, complete the steps below:

  • Collect any outstanding payments for existing bookings made through the decommissioned PMS.
  • If you need to cancel and refund any existing bookings, contact IPM Support to cancel them manually, then process the refund through your payment processor.

Relist your properties directly on the Vrbo platform and complete the following steps for each listing to ensure they’re live and bookable on Vrbo:  

  • Update your Nightly rates.
  • Add your bank details to our payment platform.  
  • Set up House Rules, cancellation policies, and a rental agreement.
  • Update your calendar with upcoming reservations. 
  • Convert integrated Pay Per Booking listings to Vrbo platform Pay Per Booking listings: 
    1. Log in to your Vrbo owner account.
    2. In the ‘My properties’ page, select Manage next to the listing. 
    3. Select Review plan.
    4. Under Pay-per-booking, select Current plan.
    5. In the pop-up window, select Yes, renew.
    6. On the Plan confirmation page, select Ok, got it.

Note: If you want to sign up for Online Booking instead of Instant Booking, you must sign up independently after the decommission is complete. This process may take up to 5 business days.
