Cancellation policies

Select one of the following cancellation policies, for each of your listings: 
  • No Refund: No refund allowed.  
  • Strict: 100% refund 60 days before check-in; no refund after 60 days.  
  • Firm: 100% refund 60 days before check-in; 50% refund 30-60 days before check-in. 
  • Moderate: 100% refund 30 days before check-in; 50% refund 14-30 days before check-in. 
  • Relaxed: 100% refund 14 days before check-in; 50% refund 7-14 days before check-in. 
Note: Your cancellation policy supersedes your rental agreement. 

There are different cancellation policies for integrated property managers (IPMs) and platform partners. 
  • Integrated property managers (IPMs): Refund of the amount payable. For example, 50% of total rent, plus fees. 
  • Platform partners: Refund of the amount paid. For example, 50% of the first payment made at the time of booking. 

Custom refunds

You can override the cancellation policy and refund a custom amount. The custom amount must be at least the amount due according to your cancellation policy. 

Impact on booking fee

If you have a pay-per-booking listing, you'll be charged a booking fee on the payment amount you kept.


Seasonal cancellation policies 

You can create a seasonal cancellation policy for a specific set of check-in date ranges under Rules & policies in your Vrbo dashboard.  

Seasonal cancellation policies can make your policy more or less strict for specific sets of check-in dates. The policy will only impact the check-in date ranges you set for each seasonal policy and will expire after the range ends.

Your seasonal cancellation policy will be applied based on the traveler’s check-in date

Example: If a traveler books your property from Feb. 2-24, the seasonal cancellation policy will be based on the check-in date of Feb. 2.   

Seasonal cancellation policies you create will appear on the Cancellation policy page of your Vrbo dashboard. 

Modifications to seasonal cancellation policies will not be applied to existing bookings, even if the booking falls under the modified date range. All existing bookings will continue to have the cancellation policy that was in place at the time of booking. 
 

Change history log 

You can view modifications you have made to your cancellation policies for a single listing using the change history log located at the bottom right-hand corner of the Cancellation policy page of your Vrbo dashboard.
