As an Integrated Property Manager (IPM), you must create and manage nightly rates, tax rates, fees, and deposits directly in your property management software (PMS).

Managing your fees

You are responsible for keeping rates, fees, and tax information accurate and up to date. After you make updates in your PMS, the changes are visible on your Vrbo listing within 24 hours.

  • Any changes to your rates and fees only apply to future bookings.
  • If you notice discrepancies in your rates or errors in your Rates Audit reports, select Contact Us at the end of this page to notify the IPM Support team.

Fee changes for confirmed reservations

For confirmed reservations, it’s best practice to charge guests exactly what was quoted at the time of booking.

  • If you must change rates, fees, or taxes after a reservation is made, communicate with your guest directly before charging or refunding their credit card.
  • Make all rental amount changes in your PMS. These modifications are not reflected in Vrbo.

Financial reporting responsibilities

Vrbo does not keep financial records for integrated reservations.

Contact your integrated software provider or payment processor for financial information, including:

  • Tax collection and remittance settings
  • Year-to-date revenue
  • Payout summaries
