Your base rate is the default nightly price for your property before any discounts or date-specific adjustments are applied. You set this rate when you create your listing, and you can update it at any time.

 

How rates and discounts work

  • Your base rate can be a single, consistent price for all nights, or you can customize it by day of the week.
  • To encourage longer bookings, you can offer extended stay discounts for weekly (7 or more nights) and monthly (28 or more nights) stays.
  • You can also override your base rate or discounts for specific dates directly in your Calendar, without changing your default settings.
  • The currency shown for your rental rates depends on which Vrbo site a guest uses to view your property. For example, guests viewing your listing on Vrbo.com will see rates in U.S. dollars, while guests viewing the same listing on Vrbo.com/ja-jp (Japan) will see rates displayed in Japanese yen.

How changes are applied

  • Rate and discount changes only apply to future availability. They do not affect reservations that are already booked or booking requests that have already been accepted.
  • Changes to your base rate or default discounts will not apply to dates where you have already set a specific rate or discount override.

 

Edit your base rate

You can update your default nightly rate from the Vrbo Owner Dashboard or mobile app.

Vrbo Owner Dashboard

  1. If you manage multiple properties, go to the listing you want to update.
  2. In the menu, select Calendar.
  3. In Settings, go to the Pricing tab.
  4. Select Base rate.
  5. Optional: To set different rates by day of the week, turn on Customize by day of week.
  6. Enter your base rate. If day‑of‑week customization is enabled, enter a rate for each day.
  7. Select Save.

Vrbo Owner mobile app

  1. If you manage multiple properties, go to the listing you want to update.
  2. In the menu, tap Calendar.
  3. Tap the ⚙ Settings icon, then go to the Pricing tab.
  4. Tap Base rate.
  5. Optional: To set different rates by day of the week, turn on Customize by day of week.
  6. Enter your base rate. If day‑of‑week customization is enabled, enter a rate for each day.
  7. Tap Update.

 

Create or edit an extended stay discount

You can set up and change your extended stay discounts from the Vrbo Owner Dashboard or mobile app.

Important: Changes to discounts don’t apply to existing bookings or pending booking requests.

Vrbo Owner Dashboard

  1. If you manage multiple properties, go to the listing you want to update.
  2. In the menu, select Calendar.
  3. In Settings, go to the Pricing tab.
  4. Select Extended stay discounts.
  5. In the weekly and monthly Discount (%) fields, enter the discount percentage you want to offer. If you don’t want to offer a discount, leave the field empty.
  6. Select Save.

Vrbo Owner mobile app

  1. If you manage multiple properties, go to the listing you want to update.
  2. In the menu, tap Calendar.
  3. Tap the ⚙ Settings icon, then go to the Pricing tab.
  4. Tap Extended stay discounts.
  5. In the weekly and monthly Discount (%) fields, enter the discount percentage you want to offer. If you don’t want to offer a discount, leave the field empty.
  6. Tap Save.

 

Override your base rate or extended stay discount

You can set a different nightly rate or discount for specific dates without changing your default pricing.

Important: If rate automation is on, the service will override rate updates made in the Calendar. Please update your rates in MarketMaker®.

To override your base rate or discounts: 

  1. Sign in to your Vrbo Owner Dashboard.
  2. If you manage multiple properties, go to the listing you want to update.
  3. In the menu, select Calendar.
  4. Select the date or date range you want to override.
  5. In Manage dates, select Rates and discounts.
  6. Under Rate, enter the Amount per night.
  7. Under Discounts, enter your weekly and monthly discount percentages. If you don't want to offer a discount on these dates, enter 0 (zero).
  8. Optional: Apply the same rate or discount to the same dates for the following year.
  9. Select Save.
