Rate automation provides data-based suggestions to help you price competitively. You are always in control of your rates. You decide if, when, and how to use rate automation.

Important: Always access MarketMaker™ from the Owner Dashboard using your desktop (not the mobile app).

Follow the steps below to turn on rate automation and customize your settings to work for you:

 

Turn on rate automation

  1. In your Vrbo Owner Dashboard, go to MarketMaker™.
  2. If you manage multiple properties, select the listing you want to update.
  3. In Your rates, select Rate automation.
  4. In the side panel, select Settings.
  5. Set your rate range, duration, and any seasonal rules.
  6. Check the box to accept the Terms & Conditions.
  7. Select Turn on rate automation.

Note: It can take up to 48 hours for rates to adjust from your base rate.

 

Customize your rate settings

Set or edit your minimum and maximum rate limits

  1. In your Vrbo Owner Dashboard, go to MarketMaker™.
  2. If you manage multiple properties, select the listing you want to update.
  3. In Your rates, select Rate automation.
  4. In the side panel, select Settings.
  5. In Set your range, enter a minimum and maximum limit for your rates.
    • Only use whole numbers in your entry (don’t use decimals).
  6. Select Save.

Note: Rates will automatically adjust to be within the minimum and maximum rate limit you set.

Set or edit your seasonal rate limits and date exclusions

Seasonal rules allow you to have unique rate automation settings for specific time periods, such as high/low season, holidays, or events. You can create up to 10 custom rules.

  1. In your Vrbo Owner Dashboard, go to MarketMaker™.
  2. If you manage multiple properties, select the listing you want to update.
  3. In Your rates, select Rate automation.
  4. In the side panel, select Settings.
  5. In Set your seasonal rules, select Add.
  6. Enter your date range and choose either:
    • No rate automation for these dates: Exclude these dates from rate automation.
    • Change my rate limits: Set unique rate limits for these dates.
  7. Select Add.

Set or edit your adjustment duration

  1. In your Vrbo Owner Dashboard, go to MarketMaker™.
  2. If you manage multiple properties, select the listing you want to update.
  3. In Your rates, select Rate automation.
  4. In the side panel, select Settings.
  5. In Select the duration of your rate adjustment, choose how far in advance your rates will adjust (90 days, 180 days, or 365 days).
  6. Select Save.

 

Override an adjusted rate

Important: While rate automation is enabled, always edit your rates within MarketMaker™ on your desktop. Once you override a rate, rate automation won’t adjust it again.

  1. In your Vrbo Owner Dashboard, go to MarketMaker™.
  2. If you manage multiple properties, select the listing you want to update.
  3. Select the date(s) you want to edit (up to 7 days at a time).
  4. In the sidebar, select Change rates.
  5. Select Nightly Rate or Customize by day of week and enter your new rate(s).
  6. Select Adjust Rates to save your edits. 

 

Offer base extended stay discounts

To encourage longer bookings, you can set up base extended stay discounts in your Calendar. These discounts automatically apply to your adjusted rates based on the length of the reservation:

  • Weekly discount: Applies to stays of 7 or more nights
  • Monthly discount: Applies to stays of 28 or more nights

How rate automation affects extended stay discounts

When rate automation is turned on:

  • You can set and edit your base weekly and monthly extended stay discounts. You aren't able to modify or override the discount for specific dates only.
  • Rate automation looks for opportunities every 24 hours and adjusts base rates as needed to stay price competitive. Any active discounts you offer are applied to the adjusted rates.

 

Disable rate automation

If you no longer want to use automatic rate adjustments:

  1. In your Vrbo Owner Dashboard, go to MarketMaker™.
  2. If you manage multiple properties, select the listing you want to update.
  3. In Your rates, select Rate automation.
  4. In the side panel, select Settings.
  5. Select Turn off rate automation.
  6. Choose a reason for deactivation.
  7. Select Turn off rate automation.

After deactivation, adjusted rates won’t revert to their pre-automation values. If you want to change the rates, you’ll need to adjust them manually.
