With your software, you can quickly make changes across all your listings and distribute them to all the channels you are integrated with. You’ll also become your own merchant of record: You’ll handle processing payments along with tax collection and remittance.

Choose a software

We work with nearly 100 different software providers. In our Vrbo Connectivity Provider Guide you’ll find our 25 elite and preferred software partners, plus other software. We don’t have information about the cost of each software, but there’s is no charge for integrating your software with your Vrbo listings.

Updates frequency

Rates and Unit Availability updates typically happen within a few hours, while listing content updates usually take 24-48 hours. If your software supports push updates changes will be made more often.

Vrbo will do a real-time check on your software to confirm your property’s availability before sending the booking request. If your property is no longer available, the guest won’t be able to book.

Editing in Vrbo dashboard

After integration, you can't edit Availability, Bookings, or Rates in your Vrbo dashboard. All other listing edits, such as descriptions, photos, amenities, and house rules, should be made in your software. 

However, if you wish to continue updating any of the above sections in your Vrbo dashboard, you will need to contact us to request this change, which is not recommended. Once the integration is completed, we strongly recommend you always edit your listing using your software.

Process payments

Payments are processed in two transactions: 
  1. You process the cost for the reservation. 
  2. Vrbo processes the Traveler Service Fee in a separate transaction. 
The guest may receive an email from Vrbo confirming the booking, even if you still need to process the payment.

Build a new listing

Your software will provide you with instructions to create listings, before starting the onboarding process with Vrbo. For each listing you plan on managing, you’ll need to create it within your software. 

If you already have existing listings in your Vrbo account, we can help you link them to your software.

While your listings should always include as much information as possible from the very beginning, refer to connecting your software to your Vrbo account for required minimum content.

Existing bookings

If you already have a Vrbo account, with listings and confirmed bookings:
  • Add any bookings that you have accepted via the Vrbo platform, prior to integration, into your software as a calendar block only.
  • Do not add Vrbo as the reservation source in your software, as this will result in duplicate commission charges.
  • If it’s a pay-per-booking listing, the commission has already been recorded for confirmed reservations. The payment for these bookings will continue as per Vrbo Payment Collection Agreement.
  • You can’t edit any reservations made before the integration, meaning that they can only be left as they are. If you need to cancel one of these reservations, please contact our Customer Support.

Tax collection and remittance

Once the integration is completed, you’ll be the merchant of record for your reservations. As a result, you’ll be responsible for collecting the rental payments and all included fees for each booking, except for the Vrbo service fee.

Commissions and invoices

When you manage your pay-per-booking listings through software, your commission rate is set at 5%. Commissions are collected after the guest’s checkout. Your software provider will charge you for processing payments, based on the services you subscribe to.

You’ll receive the invoice for Vrbo commission once a month, instead of being charged with the first payment of each booking, and we will debit the amount from your card on file. Vrbo will generate your invoices the first week of each month, based on bookings confirmed the previous month.
