With software from a connected provider, you can manage your listings in one place and push updates to all integrated channels, including Vrbo. Depending on your setup, you may also become the merchant of record, which means you manage payment processing including tax collection and remittance.

This article explains how integration works and what to expect before connecting your software to your Vrbo account.

 

Choose a software provider

We work with nearly 100 different software providers. The Vrbo Connectivity Provider Guide lists our Elite and Preferred Partners, along with other software partners that offer certified integrations.

  • Vrbo does not charge a fee to integrate your software with your Vrbo listings.
  • Software providers set their own pricing and billing models. If you need details about costs, financial reporting, or how to separate financials within the software, contact the provider you are evaluating.

Once you have partnered with a connectivity provider and set up your software, connect your software to your Vrbo account.

 

Update frequency

  • Rates and Unit Availability updates typically process within a few hours.
  • Listing content updates usually take 24–48 hours.
  • If your software supports push updates, changes may happen more often.

Before sending the booking request, Vrbo performs a real-time check with your software to confirm your property’s availability. If the property is no longer available, the guest will not be able to book.

 

Using the Vrbo Owner Dashboard

After integration:

  • You cannot edit availability, bookings, or rates in your Owner Dashboard.
  • All listing edits, such as descriptions, photos, amenities, and house rules, should be made in your software.

Important: If you want to continue editing these sections directly in the Owner Dashboard, you must contact Vrbo to request this change. This setup is not recommended. Once integration is complete, we strongly recommend always managing your listings through your software.

 

New listings

Before connecting your software with Vrbo, your provider will give you instructions on how to create listings. You must create any new listings directly within your software.

  • If you already have existing listings in your Vrbo account, we can help you link them to your software.
  • While your listings should be as complete as possible from the start, check for the minimum required content in Connect your software to your Vrbo account.

 

Existing bookings

If you already have a Vrbo accountmwith listings and confirmed bookings:

  • Add any bookings you accepted in the Vrbo platform before integration to your software as a calendar block only. 
  • Do not set Vrbo as the reservation source in your software. Doing so can result in duplicate commission charges. 
  • You cannot edit any reservations made before integration. To cancel one of these reservations, contact Vrbo Customer Support by selecting Contact Us at the end of this page.
  • For pay-per-booking listings, commissions for confirmed reservations have already been recorded. The payments for these bookings will continue according to the Vrbo Payment Collection Agreement. 

 

Payment processing

Payments are processed in two transactions:

  • You process the reservation cost. 
  • Vrbo processes the Traveler Service Fee in a separate transaction. 

Note: Guests may receive an email from Vrbo confirming the booking, even if you still need to process the payment.

Processing options

You can become your own merchant of record or let Vrbo handle it for you using Vrbo Payments.

  • If you become the merchant of record: You handle payment processing along with tax collection and remittance.
  • If you opt in to Vrbo Payments: Vrbo processes payments and handles tax collection and remittance for you.

Tax collection and remittance

  • If you become the merchant of record:
    • After integration, you are the merchant of record for reservations.
    • You are responsible for collecting rental payments and all included fees, excluding the Vrbo service fee.
  • If you opt in to Vrbo Payments:
    • Vrbo collects and remits lodging taxes on your behalf in jurisdictions where we’re liable.
    • Depending on the regulations in your jurisdiction, you may be liable for more lodging taxes. In jurisdictions where you are still liable for certain taxes, Vrbo collects those taxes with the traveler’s payment and includes them in your payout so you can remit them.

 

Commissions and invoices

For pay-per-booking listings managed through software:

  • The commission rate is 5%.
  • Commission is collected after the guest checks out.
  • Your software provider will charge you for payment processing based on your service subscription.

Invoicing

Vrbo issues commission invoices monthly, rather than charging commission with the booking’s first payment. Invoices are generated during the first week of each month for bookings confirmed in the previous month, and the invoice amount is automatically debited from your payment method on file.
